WHERE WE WORK
The Mendips and the Levels, village by village.

Wells
Wells is a cathedral city small enough to cross on foot, with a market twice a week and fields starting behind the last terrace. The city has no railway station, so buyers here drive: Bristol takes about fifty minutes and the station at Castle Cary twenty-five.

11 homes available

Glastonbury
Glastonbury lives on independent shops and the visitors who walk up the Tor. The town has no station and one main road out to the A39, and the last week of June fills those roads with festival traffic.
£345,000 average
8 homes available

Wedmore
Wedmore is a large village on the edge of the Levels, with two pubs and long views over flat farmland. The village school takes children to eleven, then the buses run into Wells for secondary.
£495,000 average
5 homes available

Street
Street grew around shoemaking and kept the retail outlet that followed, so the high street stays busy midweek. Housing is newer than in Wells, with more semis than listed walls, and Bristol Airport is forty minutes north.
£315,000 average
9 homes available

Croscombe
Croscombe is one long street of stone cottages in the valley between Wells and Shepton Mallet, with a pub and a church and not much else. Few houses come up in a year: Wells is ten minutes by car and the bus between the two towns stops on the main road.
£520,000 average
3 homes available

Shepton Mallet
Shepton Mallet is a working market town with cheaper stock than Wells and a high street still finding its feet. The station at Castle Cary is fifteen minutes away with direct trains to Paddington, which is why commuters keep looking here.

What sellers say

They took our listing down after a week, shot the house again in morning light and put the garden first. It sold at the second open viewing.
Rachel T. · Wells
They spotted a shared drain on the title plan and got the price down before we paid for a survey.
Michael O. · Shepton Mallet
They found a tenant for our flat in eleven days and handled the inventory and the deposit while we were abroad.
Hannah B. · Street
Notes on the local market.
Moving in August with a school place starting in September
Term dates set the deadline, so pick the completion date off the school calendar, then book the removal van around it.
The spring market in Wells, read from our viewing diary
Asking prices held through April while second viewings thinned out, and that gap changes how a seller should price in May.
