Know the number before you decide anything
A valuation takes an hour and costs nothing. We walk the house and pull the sold prices within a mile of it. You get a figure we can defend in front of a buyer. If it is lower than you hoped, we say that too.

The valuation
One of us comes to the house and measures up. You get the figure that day, with the sold prices we based it on.

Photos and the listing
We book a photographer for a bright morning. Then we write the details and draw the floor plan. You see the whole listing before it goes live, and nothing publishes until you say so.

Viewings and offers
We run every viewing and report back the same day. When an offer lands you get the terms and the buyer’s position: cash, or a chain with a mortgage agreed. You choose which one to take, and we hold it together to completion.
What we charge
We agree one fee in writing before the house goes live, and you pay it on completion. It covers the photography and the floor plan, and it puts the house on both portals. No withdrawal charge, and no tie-in past twelve weeks.
